What you need to know regarding the new STR Licensing By-Law
Cottage owners in many of our operating areas are already subject to Short-Term Rental (STR) Licensing requirements. Now, this is being introduced in the Township of Muskoka Lakes.
Here is what you need to know about Short-Term Rental Licensing in the Township of Muskoka Lakes and how it impacts you as a cottage owner.

Key Details
Definition: Any rental shorter than 28 days is considered a short-term rental and will require township approval in the form of a license.
Important Dates: The licensing bylaw will take effect on January 1, 2025. Owners will have until July 1, 2025, to obtain their licenses.
Licensing Fees: The annual fee for the license will be $1,000.
Annual Licensing: Cottage owners must apply for a license annually. The township reserves the right to impose restrictions on rental properties, such as the number of dwellings, bedrooms, or the maximum occupancy during a rental.
Inspections: The township has the right to inspect properties during rentals.
Responsible Person: As your rental agency, we can act as the “Responsible Person,” serving as the primary contact for the township during rentals. We will also ensure that your guests sign the necessary “Renter’s Code of Conduct” upon arrival.
Application Requirements
To submit your application to the Township of Muskoka Lakes, you will need to provide the following:
1. A completed application form, including

- Each owner’s, applicant’s, and/or agent’s name
- Municipal address
- Telephone number and email address
2. Written authorization (if an applicant or agent is acting on behalf of the owner).
3. Proof of ownership for the property.
4. Name, address, phone number, and email address of the “Responsible Person” (which can be us, your rental agency).
5. Photos of:

- The front of the building
- The driveway entrance to the property
- (If applicable) The entrance to any private road the property is located on
6. Proof of insurance.
7. A site map.
8. A floor plan.
9. The maximum occupancy for your property.
