At Last the cottage you've been waiting for! This 6 bedroom, 4 bath Lake Muskoka cottage exudes privacy, yet so close to town. Enjoy the amazing view and large principle rooms in this classic Muskoka beauty.

AREA
Located approximately 2 hours outside of downtown Toronto, this cottage provides renters with incredible privacy and proximity to some of the most popular destinations in the region. Whether you are looking for groceries in Gravenhurst, a nearby golf course, or some amazing restaurants in Bracebridge, all these amenities are just a 9, 14 and 24 minute drive respectively.

PROPERTY
AT LAST - Arrive at the large parking lot that accommodates up to 10 vehicles. Flat land around the cottage with a kids play area is a great space for the younger children to enjoy. A nice big deck off of the dining room with outdoor dining table, 12 chairs and an umbrella to shade from the sun. Enjoy roasting marshmallows and watching the stars from one of the 8 chairs that surround the firepit or relax and read a book from the hammock. Granite steps lead down to the 3 slip boathouse and docks. Dock has resin chair and umbrella. There is also a secondary dock with seating. Something for everyone; a shallow, sandy walk in for smaller children and water depth is 6 feet off the dock. This cottage is in a quiet bay in the Narrows, great for kayaking, canoeing and waterskiing and opens up to the bigger area of the lake, just around the corner.

Kitchen is open concept to dining and great room. Boasting Kitchenaid appliances, 2 ovens, beverage station, large pantry, granite counters and large island that seats 4.
DINING/MUSKOKA ROOM
This large dining room has beautifully crafted custom windows that pull down and make the whole room a screened in space acting as a Dining/Muskoka room. Large dining table that seats 8 comfortably but can seat up to 10 and walkout to deck.
GREAT ROOM
This large open concept space has a cut stone fireplace w/wood mantle, wall of windows and high open ceilings. Furniture includes 2 large leather sofas 2 chairs and a large tv.
LOWER LEVEL
REC ROOM
This massive rec room is an open space that has a walkout. There is a games area with large shuffle board and pool table. There are 2 different seating areas with leather sofas (one has a TV).
There is a second large fridge so you are not having to grocery shop multiple times. In this space is a very large room with a new gym area.

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.Β  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.Β Β Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
