AREA
Blue Jay Cove is an elegant cottage with everything to offer! Just 10 minutes away from Dorset and Baysville for the LCBO, restaurants, and groceries. Tennis, sailing and golf clubs are within a 5-minute drive and offer plenty of summer camps and activities for families.
The cottage is in a tranquil location. Long Line Lake Road has very few cottages, is not a through road, and has minimal traffic. The waterfront is also very quiet. In addition, right across Hwy 117 is Lake of Bays, with marina access less than a 2-minute drive.


PROPERTY
This fantastic property boasts the best view on the lake and is sure to be everything you are looking for during your Muskoka holiday. The professionally-landscaped property offers expansive gardens that bloom all spring and summer. The 5 bedroom and 3 baths in the cottage can be split to accommodate a main living space with 3 bedrooms (1 King, 1 Queen, and 3 twin beds) and 2 baths, and a guest suite with 2 bedrooms (2 Queen beds), 1 bath and separate climate control.  There is also a Bunkie (with electricity and air conditioning) available for use.  Two fully screened-in Muskoka rooms are the perfect place to sit an enjoy dinner or a drink after a day of fun on the lake. If you prefer, the hot tub is also available for year-round enjoyment. 
The level grassland that surrounds the cottage gently slopes down to the dock, and is perfect for a family with young kids. The dock extends off a shallow sand beach which is great for swimming or just wading in the water. A semi-circle driveway that supports an abundance of parking spots opens onto the front, side and back yard. A basketball net, jungle gym, hammock, floating swim dock as well as an outside table round out some of the key outdoor features. Plenty of further outdoor activities are at your fingertips, with hiking/snowshoeing trails located right on Longline Lake Road. In the winter months, activities such as ice skating, snowshoeing and tobogganing are also available for guests to enjoy. 

INTERIOR 

MAIN FLOOR

Guests enter the cottage through the front foyer, which offers a beautiful view down Long Line Lake through the large picture window in the great room. The travertine floor complements the Cape Cod-style interior and is carried into the adjoining powder room, which is well finished with a marble countertop. Proceeding past the primary staircase and through to the open-concept, two storey Great Room brings the post and beam architecture and large river rock wood-burning fireplace into view. There is plenty of seating for guests to relax and view the lake or enjoy a 40" flat screen TV. For further entertainment, a DVD player and built-in wall/ceiling speaker system (kitchen, great room and large Muskoka room) with Bluetooth connectivity is available. 

The custom kitchen was designed with efficiency in mind and will suit cooks and bakers alike, featuring a Viking gas range, Bosch dishwasher, full-size fridge, pantry closet, wrap around counters and island with butcher block counters. The eating area is comprised of a dining table that expands to accommodate 12 as well as an additional drop leaf table that can be set up for larger gatherings. The attached fully-screened Muskoka porch has seating and a further dining table that can be opened to the living space, making it perfect for entertaining.

Located off the Great Room is a lounge area decorated in a traditional cottage pine with tongue and groove wainscoting.  This area features a separate entrance for those choosing to use the space as a suite. A large L-shaped down couch, 60” smart TV, Blu-ray player and sound system make this the perfect place to watch TV on a rainy day.  Attached to the lounge is a bar/kitchenette with slate flooring, large sink, 2 wine fridges, additional full-sized fridge and granite countertops. This kitchenette offers a full set of additional cutlery, dinnerware and glassware and is located next to a second fully-screened Muskoka room that allows for easy access to the 7 person hot tub, which is available year-round.. A newly renovated 3-piece bathroom with slate flooring, and honed Italian Pietra Grigio marble counters is located across from a main floor bedroom (Queen bed).

SECOND FLOOR

Climbing the second staircase leads to a large bonus room with seating, a 40" flat screen TV, puzzle table, and desk.  Children will enjoy playing with the many classic toys including a wooden train set, board games and books. Next to the bonus room is another bedroom with a Queen bed. Note this area can be closed off and form part of the suite for those that choose.
The master bedroom, with a King-size bed, backs onto the games room and has views down the lake.  Walking out to the second-floor terrace, with a view over the great room, will lead to the over-sized, 5-piece family bathroom, with a generous soaker tub, shower with dual heads for kids and adults, and an in-wall audio entertainment system.  At the other end of the terrace are the final two bedrooms. One contains a Queen bed and the other contains a twin and a twin over twin bunkbed. 

BASEMENT

The basement, with separate climate control, offers the perfect place for families to enjoy a movie with multi-level seating, a 75” 4k flat screen TV, 4k Blu-ray player, 7.1 surround sound Klipsch speakers and Xbox One, Wii and Classic Nintendo gaming systems. Kids will also enjoy the adjacent games room which features a professional foosball table, air hockey, rod hockey, and skeeball. A separate entrance to the back yard allows for easy access to firewood and a bounty of sporting gear and games such as bocce, croquet, volleyball, etc. Laundry facilities, a chest freezer and third fridge are also located on the lower level. 

EXTERIOR

The professionally-landscaped property offers expansive gardens that bloom all spring and summer.  The lot has a large level area surrounding the cottage which allows plenty of space for kids and adults to play. The bunkie, which sits across the drive from the kitchen entryway, holds a twin over twin bunkbed and a twin over double bunkbed. The bunkie is insulated, air conditioned, has a ceiling fan as well as a TV and DVD player to give kids a space to relax on their own.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
