AREA

Breezes at Teesland is conveniently located at the south end of Lake Muskoka, only 2 hours from Toronto. It is within 10 minutes of Bracebridge, the largest town in Muskoka. Bracebridge has many desirable amenities, including a hospital, an airport, and a health food store. It is 15 minutes to the town of Gravenhurst with easy access to Port Carling, Walker's Point and Pride of Muskoka marinas. The cottage is situated on quiet Strawberry Bay with nearby walking trails and only 5 minutes to Muskoka's best swimming spot for toddlers with shallow waters, sandy shores and a playground.

PROPERTY

Mature Muskoka pines, cedars and white birch provide guests with shade and excellent privacy. Follow the large granite steps toward the water where the swim dock, outdoor shower and boathouse await you for evening sunsets, a refreshing swim or a quiet paddle around the bay. On the open upper deck, guests can relax, BBQ or enjoy a morning coffee. On rainy days, the screened in porch and the lower covered deck create quiet spaces to sit among the trees with a puzzle or a book.

INTERIOR

Whitewashed walls and soft light colours welcome you into this bright open interior. Natural light fills the great room with its vaulted ceiling from the windows spanning the entire side of the cottage facing the lake. The beautiful design and entirely new renovation are highlighted by the furnishings and the hardwood maple floors throughout. The thoughtful use of space flows comfortably around the dining table, the kitchen island and the stone fireplace, creating an open and inviting area for family gatherings to unwind or entertain. 

MAIN FLOOR

The main floor of this cottage is home to a living room with comfortable furniture, ample seating areas and the spirit of Muskoka with its beautiful stone decor. The kitchen and dining room and an enclosed porch are only steps apart, with everything tying together around the incredible view from every window. Walk out from the main floor living space onto the deck, to BBQ or simply relax and take in the uniquely tranquil surroundings. The master wing with ensuite is on the main floor as well as a guest room and powder room.

LOWER LEVEL

Built entirely around a view of the lake, on this level you will find another sitting area with a stone fireplace. Three more bedrooms and a large bathroom with steam shower are also on this level. There is a screened porch, as well as a long covered deck with access from the sitting room and two of the bedrooms. The comfort and charm of this cottage continues throughout.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement 150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
