AREA
Burnt Island Cottage is located on a 6-acre Private Island at the mouth of Morgan Bay on Lake Rosseau. The closest town is Rosseau by car. By boat, easy access to all the hot spots on Lake Rosseau including Crossroads Restaurant (top dining restaurant in Muskoka), Windermere House for golf, tennis, sushi and B&B dining, JW Marriott and Town of Rosseau. Plenty of mainland private parking by the Rosseau docks, including a 2-slip mainland boathouse.

PROPERTY
BURNT ISLAND is a 6-Acre private island that is largely still in its natural habitat. The only structure on the island other than paths for walks. 360-degree views of natural Muskoka terrain with mostly south and west water views. Cottage and Boathouse occupy west end of the island. 8-person hot tub for relaxing. The south side looks into a quiet bay. Total privacy everywhere with almost a kilometre of shoreline. Sun all day with beautiful sunsets, and a 0.75km walking path around the island.
Two docks (on north and south side) plus the natural shoreline of Muskoka/Georgian Bay smooth rockscapes grace the water's edge for another swimming area with a shallow sandy bottom. Private swimming alcove with no boat traffic. Level lot.
Perennial flowers such as black-eyed Susans, lady slippers, trilliums, ferns, irises provide natural colourful ground cover in addition to several large planters on decks and steps of the 2 structures.
Great fishing off the dock and around the island.
Mainland 2 car garage available plus additional mainland parking. Island is 5 minutes from mainland parking area.

INTERIOR
MAIN COTTAGE
Cottage fully furnished by the town of Rosseau's top-end "Hilltop Interiors" for the highest-quality Muskoka elegance, with original luxury rustic decor and quality. Exquisite detail and natural Brazilian eucalyptus flooring and leather furnishings weave this exquisite 4000 square foot cottage into a harmonious relationship with the indoors and outdoor environment. Everything carefully appointed with impeccable taste and detail. The Great Room is surrounded by large windows and the focal point is a large wood-burning fireplace at the end of the cottage with TV above. The kitchen includes a beautiful granite island with 4 bar stools and a grand dining table that easily seats 10. There is a loft overlooking the Great Room. The main floor also features a pantry with a wine fridge and a full fridge/freezer, powder room, and laundry room.
The proximity to the water everywhere makes you feel very close to nature. Whether you are in the Great Room looking out or on the wraparound deck overlooking the water or in the Muskoka Room, the calming view of the water and the privacy factor of an island makes Burnt Island a premier Muskoka destination. Outdoor dining happens on the deck outside the Muskoka Room with a big teak table and 10 teak chairs and close to the outdoor fireplace. More dining at the boathouse deck with more patio furniture and umbrella table. Depending on the temperature and the wind, you can choose the best location for your dining every night!
Multiple indoor sitting areas include the Great Room, lower level entertainment room and Muskoka Room. Muskoka Room is outfitted in elegant wicker furniture with seating for 6 plus a breakfast table with 5 chairs. Satellite TV in the Great Room and lower level entertainment room, as well as Boathouse bedroom, have TVs for DVDs only.
The lower level entertainment room is also surrounded by windows. This room also features a gas fireplace, pull out couch and TV.
The sleeping consists of 6 bedrooms in total, sleeping 18 guests. The main cottage features 2 lower level bedrooms and 2 bedrooms on the upper level of the Muskoka Room, including the Primary bedroom. The Primary bedroom has a private deck overlooking the sun-filled south westward-facing sunsets. Upper Loft overlooking Great Room can also be used for overflow sleeping. 1 Queen bedroom in Boathouse.

BOATHOUSE
The Boathouse is a gorgeous copper-topped building with a large main room with 2 couches and 2 leather oversized chairs (couches pull out to Queen Beds), a dining area with animal motif window seat as well as a compact kitchen with microwave and fridge. There is a Queen bedroom and bathroom with shower. The upper boathouse deck is a beautiful outdoor sitting area with plenty of Muskoka furniture and diving board to jump into the deep water of Lake Rosseau. South facing swim dock has teak lounge chairs and 7 Muskoka chairs and umbrella.

Cancellation Policy
Cancellation Policy by Agency -
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services - Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
