Located in a quiet part of North Lake Rosseau on 16 acres of privacy in Morgan Bay! 10 minutes from the Town of Rosseau, 10 minutes to the Marriott and Clevelands House, 15 minutes to Port Sandfield and 25 minutes to the hub of Muskoka - Port Carling. Peruse the many downtown boutique shops including Red Bean Interiors, Lemonwood, the York & Mason café and L'eau! Down on the boardwalk visit Free Anatomy/Blackwood, Riot Clothing and Lululemon with an ice cream in hand from Mooskoka's, and then finish with dinner at Turtle Jacks on the water!

Situated on 420' of rocky Lake Rosseau shoreline, Club Zed features immaculate landscaping throughout, beginning from the moment you drive in to the very edge of the end of dock! Endless amenities can be found throughout the property as well as outdoor areas to fully embrace and enjoy Muskoka Living. As you arrive to via the paved driveway, you will instantly feel enchanted by the stone wall framing the driveway and illuminated with urban lighting. To the left of the front entrance, a large deck hugs the back of the cottage, offering an L-shaped sofa for lounging and a table for outdoor dining under a large umbrella for 6. Further down a BBQ can be found, as well as a sandy courtyard with gardens and an outdoor ping-pong table challenging you to match!
As you descend down the well-lit stone path to the boathouse, lush hydrangeas and breathtaking views will leave have you reaching for your phone to capture the magical Muskoka moments! A fire pit overlooking the water to the left is encircled with 6 stumps. Further down, stairs lead up to the upper boathouse which offers 2 loungers around back and 4 Muskoka chairs surrounding a small coffee table. Down below, 8 additional contemporary Muskoka chairs provide the perfect place to enjoy a drink and conversation. Near the end of the dock, 4 loungers invite you to bask in the all-day-sun and 2 more Muskoka chairs rest under a large umbrella - providing the perfect escape from the midday sun! Also featured on the property is a treehouse (the ultimate hideout for kids), zip-line and hammock! Swimming options for everyone include a sandy walk-in at the shoreline, or deeper water at the end of the dock with the option to jump-in off the top of the boathouse, water trampoline or the lilypad!

This bright and beautiful space is flooded with incredible lake views. A day bed and 2 arm chairs surround the TV in the living area, while a dining table for 6 is on the opposite side of the room. A kitchenette offers a sink, fridge/freezer and microwave as well as small appliances including a toaster, pixie Nespresso machine and kettle.

Provides the best mini bar experience - equipped with a full size fridge/freezer with ice maker, sink and outdoor patio cups, plates etc. A cedar sauna and shower is also featured here.

Cancellation Policy
Cancellation Policy by Agency -
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services - Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
