AREA

Dunrobin is a very well-known luxury cottage to the boaters who admire the cottage while cruising around Lake Rosseau. It is one of the prettiest cottages from the water, and it is quite commanding as it is positioned high above.

PROPERTY

Don't worry about walking up the stairs - there is an INCLINATOR, an electronic lift (like double Ferris wheel seats) that carries people and supplies up and down from the cottage to the water.  

Palatial living in comfortable, yet elegant surroundings. With huge Muskoka rock cropping sprinkled around the property, this cottage exterior keeps Muskoka's natural terrain vibrant. At Dunrobin, you can't help but feel like you are in a very special place. The interior is furnished head-to-toe in fine quality furnishings and fabrics and every possible detail has been attended to.  

The grounds are carefully manicured at both the driveway and lakefront.   There are landings of outdoor sitting areas, the upper landing just outside the Entertainment room where there are Muskoka chairs and a fire table. Further down some stairs, there is a lower landing fire pit built into the ground and surrounded by Muskoka chairs.   

The water is 15 ft deep at the end of the dock for some great swimming.   Arthurlie Bay is the south end of Lake Rosseau and has light boat traffic.

INTERIOR

The home is so large, even though it has sleeping capacity for 23, there is so much space inside and outside, even full, this cottage would not feel crowded!

Enter from the driveway, walk through the entry hall and into the Great Room which contains a priceless view of Lake Rosseau through a huge wall of windows to let the sun shine in.  After you take in the lake, your eye is drawn to the warmth and elegance of the Great Room showcasing a vaulted ceiling and large stone fireplace.  The fireplace is an art piece on its own!  Other features of the Great Room include a large living area with oversized furniture, an elegant dining table with comfortable seating for 12, a built in bar and of course, a large chef's kitchen.

The kitchen has all the must-have appliances; Wolf stove/oven, Sub-Zero fridge with lower freezer, double sink, large preparation island with 5 bar stools and separate pantry off the kitchen housing a full-size Frigidaire Commercial size freezer, another sink and laundry area.  

Enter from the Great Room to the to-die-for Muskoka room with oversized comfortable wicker furniture, slate floors and an even more spectacular view of the waterfront from full-sized windows on 3 sides of the room. The Muskoka room can also be entered from the Master bedroom.  There is a balcony off the Great Room which contains a beautiful wrought-iron outdoor dining table with umbrella and 8 chairs and 2 lounge chairs for sunning or relaxing close to the cottage.

This cottage is built with privacy in mind.  There is a full apartment suite just up some stairs off the kitchen at the garage door entry to the cottage.  Here there is a large 1 bedroom suite containing an under counter fridge, breakfast area with coffee maker and toaster, dining table, living room with TV and 2 Queen size beds.  Perfect for the weekend family guests or parents with young children to have their own space.

All of the over-sized bedrooms are fit for royalty. The Master bedroom has a King bed with separate shower and standalone bathtub and an oversized vanity and double sinks. There is a Double bedroom also on the main floor.  Walk down the stairs to the lower level to a large Entertainment room with huge wrap-around sectional, large TV and 3 large bedrooms, 2 full baths, wine cellar and extra fridge. Entertainment room walks out to lakefront deck.

Boathouse is a cottage unto itself.  Contains granite counters, full fridge/freezer, dishwasher, sink,  island with 6 bar stools and is fully stocked for family and guests who like to have close access to the water.  2 Queen Bedrooms are separated by a bathroom with large walk-in shower and a Living Room with TV.  Large balcony on boathouse deck contains dining table with 6 chairs with umbrella and 6 lounge chairs.  Lower dock also contains Muskoka chairs for sitting and plenty of dock space to tie up watercraft.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement 150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
