Exhale cottage is located in Minett, 5 minutes past JW Marriott just off Juddhaven Road. 20 minutes to Port Carling, 12 minutes to Port Sandfield.

PROPERTY
EXHALE-LAKE ROSSEAU is a great family cottage! Sunsets! The property offers a wonderful Muskoka atmosphere with flagstone pathways, rocks and trees all providing nice privacy.
Also owners are part of Royal Muskoka, a private membership for only the community, children's playground, and large field for other outdoor activities. All of this is a 5-minute walk from cottage.

INTERIOR
With exposed ceiling beams, this rustic-looking log cabin is a great background facade against the modern and updated interior. Great room offers a sitting area with a TV to sit back and relax as well as another sitting space to let the conversation flow overlooking the Muskoka Room and large window looking out to Lake Rosseau. The Kitchen comes equipped with an upscale German-made Liebherr fridge with a lower drawer freezer, Miele dishwasher, wine fridge, water cooler, farm sink, plenty of counter space as well as a breakfast table that seats 6. Off the Great Room is the 3 piece bath with a large shower. The indoor/outdoor screened-in Muskoka Room provides great views and allows for enjoyment even on the rainiest of days. A Primary King Bedroom with a laundry area, two twins beds, and a Queen Bed with a crib are all located on the second level as well as the 2 piece bathroom.

Exhale was the perfect cottage. It was clean and well appointed. The muskoka room was our favourite spot. The sunsets were stunning! It was wonderful to have access to tennis too. Claire was the best! She was so welcoming and answered any of my questions promptly!

Cottage was amazing. Great location, interior, furniture, layout, porch, dock, all of it. Alan was great. He met us at the cottage and was responsive to all of our calls and requests/questions. Robyn did a great job of helping us pick this cottage. We will be renting again with you next year.

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
