AREA

The Grand Lodge is located on an island, at the southern-most tip of Mortimer’s Point. It is 2 minutes from its own private mainland landing and a pontoon boat is provided for easy transport to the property. Offers the best of both worlds - privacy and convenience. It has the privacy that only an island property can bring, yet has the convenience of being so close to mainland. The two main Muskoka villages - Port Carling and Bala - are both only 10 minutes away. The compound occupies one half of this private island.
PROPERTY
900 feet of Lake Muskoka shoreline! Level land, great for all ages, and multi-generational families! Two acres of property gives the estate a feeling of space and grandeur.
The Lodge contains the main lodge, a secondary 2-bedroom cottage and 2 other upscale sleeping structures. All offer privacy and that 'cottagey' feel, hearing the wind and waters from the windows but within a few steps from the main cottage for full amenities.
Great dock and harbor area by the waterfront with secure mooring for several boats and protected swimming for little ones. The property includes a fire pit area facing south west.
Property encompasses a main cottage with 4 bedrooms, 4 bathrooms, a guest cottage with 2 bedrooms and 1 bath and 2 'bunkie'; cabins with sleeping quarters.
MAIN COTTAGE
The lodge features an open concept family room/kitchen and dining area to seat 12-14 leading to the living room with a massive fireplace and oversized furniture.
Large modern kitchen with stove, microwave, dishwasher and granite counters.  Unusually well-equipped – including bread maker, Tassimo, coffee grinder, slow cooker and large BBQ.  Satellite TV in living room.  Main floor 2 piece bath.  Large wrap-around verandah with two distinct seating areas - the main seating/outdoor eating area overlooks the harbour. Half is covered and half open and the two outdoor tables combine to offer outdoor seating for 10-12 with additional tables available.  The SW-facing covered verandah overlooks the fire pit and offers a quiet escape from the main congregation areas where you can chat or read and relax in peace!

4 bedrooms - Master with 4-piece ensuite and private, peaceful balcony.  Perfect for a morning coffee while the children play below! Queen with 3-piece ensuite and a Double bedroom and Queen bedroom that both share a 3-piece bath.

Guest cottage is 15 paces from the main cottage yet completely self contained with its own well-equipped kitchen/diner with cook-top, fridge, microwave and sink as well as its own BBQ and outdoor dining table and 2 bedrooms, a twin bedroom (can be made up as a King) and a Queen Master bedroom with stunning lake views right from the bed!. Also includes Satellite TV and internet.

Bunk beds - bunkie connects to deck of the Guest cottage – ideal for children who think it’s an adventure to sleep in their very own “house”…but don’t want to be too far from Mom and Dad!  Has been converted with great excitement into a “Kids’ Club Room”!

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
