Situated one the shores of the most prestigious lake in Muskoka - Lake Joseph - Karen's Kove is only 25 minutes to the town of Rosseau! Here enjoy the farmer's market each Friday morning as well as the infamous restaurant "Crossroads".
Port Carling dubbed "the hub of Muskoka" is 20 minutes in the other direction, offering many quaint restaurants on the water and boutiques to peruse with an ice cream from Mooskoka's in hand. Nearby attractions include the renowned Rocky Crest Golf Course for golf enthusiasts and Moon River Falls for scenic hikes and nature exploration.

KAREN'S KOVE - This luxurious cottage offers complete privacy with its mature landscaped lawn, flagstone patios, and a well-equipped boathouse featuring accommodations, making it perfect for relaxing and entertaining. Outdoors, guests can enjoy sunbathing on ample seating, grilling on the deck’s BBQ, or gathering around the firepit and serving drinks and appetizers on the unique granite table. The walk to the boathouse is gradual and scenic, with stone steps, flowers, and a handrail. Inside, the upper boathouse serves as a peaceful retreat with a kitchenette, seating, daybed, bathroom and long lake views, while the lower boathouse and dock provide ample space for fun and socializing. An additional entertainment room above the garage, complete with a ping pong table, TV, and sitting area, enhances the property's appeal for leisure with family and friends.

The linens and turnover fee is $1,500.00 per rental
This cottage includes 18 hours of midweek housekeeping during peak season rentals

Boathouses, Bunkies and 3 Season Muskoka Rooms are not available from Thanksgiving-Victoria Day Weekend
Outdoor furniture is not out from Thanksgiving-Victoria Day Weekend

Policies

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
