The property has 11 bedrooms, 10 bathrooms, 3 indoor fireplaces, air conditioning in properties, 3 outdoor fire pits outside, 2 games rooms, a full commercial gym and a theatre.

INTERIOR
MAIN HOUSE
Opening into a grand foyer, you instantaneously feel relaxed looking out onto the pool, hot tub and BBQ. Split into two wings, this home provides both an area for people to congregate and seclusion. You are met with breathtaking views of Lake Simcoe through the great room. The dining area hosts a harvest style table that seats 16+ offers the perfect setting for any family gathering. Distinctive architectural design ties this space together like the one-of-a-kind wooden cathedral ceiling with custom lighting. With a stunning fireplace, this space extends to a sitting room with beautiful lake view’s and TV room that can be closed off with large pocket style doors. The open concept kitchen with large centre island and corian counter tops is perfect for entertaining. Giving you both pool and lake views while keeping you in the centre of the action inside the cottage, this kitchen has 2 sub-zero refrigerators, 2 dishwashers, wine fridge, wolf oven, espresso machine and seating for 6. To the right, the main house offers 8 bedrooms, 5 bathrooms, 2 gas fireplaces and fully equipped workout room. For those rainy days, we have a host of games, a theatre room and game’s room with a dartboard and pool table to keep you entertained.
Outside, lounge by the over-sized pool surrounded by lush gardens or soak in the in-ground spa, relax by the custom stone gas fire pit, wood fire pit or have some fun on the children’s play set. COACH HOUSE
As you enter the property’s secondary entrance, the Coach House, from the original property first greets you. The industrial modern farmhouse design has 3 bedrooms, 1.5 bathrooms, full kitchen, living room and a large upstairs games rooms offers a large recreation space with shuffleboard, table tennis, rod hockey and games table.
BOATHOUSE
Walk down the flagstone path towards the lake to find the boathouse. Positioned over the water with northwest facing views offering spectacular, unencumbered sunsets. The boathouse is equipped with 1 bedroom, 2 full bathrooms, a soaker style tub, modern kitchen and great room with floor to ceiling windows. Finish off your day on one of the three decks or getting warmed up around gas fire table. For the anglers out there, there is no shortage of dock space for you to set yourself up in a comfortable Muskoka chair and cast out into the deep blue water. With 240 feet of dock and 80 foot boat slip, take in the lake air while enjoying a surround sound stereo system, inside and out.

Cancellation Policy
Cancellation Policy by Agency:
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.
If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy: 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
