Nestled on the prestigious shores of Lake Joe, Modern Funhouse is only minutes away from Rocky Crest - where you can golf and dine. Enjoy boating into Port Carling, dubbed the hub of Muskoka, for lunch a Tulo's Taqueria or Turtle Jacks. Peruse the downtown shops and cafe's with an ice cream in hand from Mooskoka's. Endless hours of fun are to be had on the Big 3 Lakes of Muskoka (Joe, Rosseau and Muskoka) boating and swimming.

PROPERTY
MODERN FUNHOUSE - A sweeping road framed by towering pine trees winds through the forest and brings you to the immaculate Modern Funhouse. Atop the property a Tennis Studio is complimented by a tennis court and a pickleball court with surrounded by beautiful Muskoka rock.
The cottage offers an abundance of outdoor spaces to soak in the Muskoka scenes. Off the Primary, enjoy a lounging on your private balcony. On outdoor kitchen is featured off the kitchen - with a BBQ and pizza oven.
As you begin to descend down to the water, the sauna and hot tub are the perfect places to start your day. On the boathouse deck, bask in the sun on the outdoor sofa, lounge chairs or any of the many Muskoka chairs. When you are ready for a break, retreat into the boathouse oasis where electronic doors reveal a kitchette bar area. Deep water off the end of the dock allow you to show off your best cannonball!
As the sun begins to set, make your way up to the firepit where you can enjoy roasting s'mores over the campfire. Glance above for shooting stars as others begin to illuminate the great northern sky.

Policies

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
