This cottage overlooks Muskoka Bay on Lake Muskoka. Located only 10 mins from the town of Gravenhurst and 20 mins from Bala. Only a 2-hour drive from Toronto.
PROPERTY
MOOT POINT was built on a shelf of Precambrian rock overlooking Lake Muskoka, an outstanding property that consists of a spacious main cottage, a separate two-car garage, flagstone pathways and terraces, cedar decks and well-maintained perennial gardens. Below the main cottage sits a two-slip boathouse with upstairs living accommodations. The two large "morning" and "afternoon" docks extend the living space, and offer unbeatable views of the surrounding lake. The west-facing dock is a favorite place to gather for cocktails at the end of the day and watch the sunset. With its perfect south-west exposure, this property enjoys all day sun and breathtaking Muskoka sunsets.
INTERIOR
MAIN FLOOR
Determined to maintain the natural beauty of the surrounding area, well-known Toronto architect Jerome Markson incorporated the original Precambrian rock into the design and structure of the cottage. The spectacular 7,200 sq.ft. main cottage features a light wood exterior and a bright, wood-paneled interior with high ceilings and elegant stone flooring.
Built with entertaining in mind, this cottage boasts spacious principle rooms, two Muskoka rooms, plenty of indoor and outdoor sitting areas, and a separate Master Wing; complete with an indoor hot tub and sauna. The open-concept Great Room is equipped with an impressive floor-to-ceiling stone fireplace, oversized windows, sophisticated minimalist decor and doors leading to the outside deck. The original shelf of Precambrian rock was left completely intact and now extends, fully-exposed, across the entire back wall of the Great Room. The tasteful dining room is located just beyond and features an oversized wood dining table that seats 10, and a ledge with six stools that extends across the entire length of the room. Adjacent to the dining room is a bar area, complete with a sink, five bar stools, a flat-screen TV, and elegant wood countertops.
The sophisticated Games Room is just beyond this and is equipped with an extra large pool table and a stone fireplace. The larger of the two Muskoka rooms can be accessed through the games room or kitchen, complete with screened-in windows, a stone fireplace, a BBQ and a variety of lounge furniture. The sleek kitchen, tucked in behind the bar area on the main level, features top-of-the-line stainless steel appliances, a large wood-paneled island with stone countertops, doors leading into both Muskoka rooms, a double-sided stone fireplace, and a separate kitchen table with six stools. An additional sitting area is located on the other side of the fireplace, with a door leading into the second, smaller Muskoka room.
UPPER LEVEL
There are two bedrooms located on the upper level of the cottage - 1 Queen bedroom, and 1 bunk bed room with a flat-screen TV (double bed on bottom, twin on top). These two bedrooms share a full 3-piece bathroom, equipped with a sink, toilet and standalone tub.
MASTER WING
Built atop of natural Precambrian Rock, the lavish Primary bedroom Wing is complete with three bedrooms. The first bedroom features two twin beds and a 2-piece ensuite bathroom, and the second a Queen bed with a walkout to outside deck. There is a 4-piece bathroom with a whirlpool tub and shower, which leads into the separate "spa room", complete with an indoor hot tub, a sauna and a shower. The Primary Bedroom is located just beyond, equipped with a King-size bed, a walk-in closet, a 3-piece bathroom with a shower, and a private balcony. There is a separate room off the Primary bedroom with laundry facilities and a mini fridge.
BOATHOUSE
The 2-slip boathouse boasts an additional two bedrooms in the upstairs living quarters, along with a living room and a full 3-piece bathroom. There is one Queen bedroom, and one room with two Twin beds located in the boathouse living quarters, in addition to the seven bedrooms in the main cottage.

Cancellation Policy
Cancellation Policy:
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.
If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy: 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.
Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
