Muskoka Breeze is a cottage located in a quiet bay off of Mortimer's Point Road, in between Bala and Port Carling on Lake Muskoka, 10 min drive to both. Approximately 2hrs 15min drive from Toronto.
PROPERTY

Aptly-named Muskoka Breeze, as there is a gentle constant breeze that blows from the lake through the Muskoka Room.Cottage is architecturally designed to enhance this breeze during the summer months.

Large property with 220' of prime Lake Muskoka frontage! Features a spacious deck off the main cottage with plenty of outdoor lounge furniture, and stairs leading down to the boat port and waterfront. Large slabs of gently-sloping rock provide a shallow entry point into the lake, while deeper waters can be found closer to the end of the newly-built dock. Guests are welcome to make use of the fire-pit overlooking the lake, and the single covered boat slip - additionally, 2 kayaks will be left at the cottage for guests' use.

Cottage is professionally-maintained with an insecticide program to control flies and mosquitos.

COTTAGE

Featuring a ranch-style layout, this property comes equipped with 3 bedrooms and 2 bathrooms in the main cottage, and 1 bedroom 1 bathroom in the attached bunkie. Wood-paneled walls line the interior of the cottage, creating a very cozy, log cabin feel. The Great Room overlooks the water and provides a perfect place for family and friends to gather - it features high ceilings, a wood-burning rock fireplace, leather couches, a flat screen TV and a walk-out to the outside deck. Behind the fireplace, guests will find stairs leading up to the dining and kitchen areas, which overlook the Great Room. The kitchen is equipped with double sinks, stainless steel Miele appliances, a large island with two stools and plenty of counter space - there is also a separate dining area with seating for 10.

To the right of the Great Room is the Master Bedroom wing, featuring a small screened-in Muskoka room with a workout area and the Master bedroom.  The Master has a Queen bed and full ensuite. 

To the left of the Great Room is the Muskoka Room, a screened-in room between the bunkie and the cottage overlooking the water and a walkout to the deck containing 7 Muskoka chairs.

From the hallway from the kitchen features two additional Queen bedrooms, as well as a 4-pc bathroom.

ATTACHED BUNKIE

While not a separate building, the bunkie is attached to the main cottage through the second Muskoka room - it is a sports/entertainment room comprised of 1 bedroom containing 2 Double beds, along with a full 4-pc bathroom (shower) and a large entertainment room with reclining chairs and large flat screen TV.

OUTDOORS

The outdoors has all the fun and features you want in a Muskoka cottage - private 220' frontage, firepit, lounge chairs, boat port, private new dock adorned with beautiful planters and gorgeous long lake views. Depth off dock is 12-15'.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
