Nestled on the northwestern shores of prestigious Lake Joe, Muskoka Funhouse is located in Foot's Bay. Known for its crystal clear waters, Lake Joe offers some of the best swimming conditions. Enjoy access to boating on the big 3 lakes for hours on end! The town of MacTier offers the essentials with a grocery store, however the "hub of Muskoka" Port Carling is only a 20 minute drive away. Here enjoy perusing the downtown core with an ice cream in hand from Mooskoka's.
Rocky Crest Resort is only 7 min away by boat or car for a round of golf followed by dinner at the Windows restaurant! For all of your essential needs, MacTier is 4 minutes away and Bala is 20 minutes!
A breezy 1 hour 45 minutes will bring you from Yonge and York to the front door!

PROPERTY
MUSKOKA FUNHOUSE - Framed by towering pines and meandering muskoka granite rock, Muskoka Funhouse sits on 265ft of Lake Joseph frontage. Enjoy soaking in the views from the oversized veranda facing the lake. Descend down to the boathouse where crystal clear water laps against the shores - the perfect white noise for a nap on the lounge chairs. An umbrella offers a retreat from the sun, where you can enjoy watching boats dot the horizon from the Muskoka chairs. Above, two additional lounge chairs offer an additional location to bask in the all-day-sun. At the dock there is a shallow water area with a step from the dock at the shoreline at the end of the dock its ~6-7’ As the sun begins to set make your way back to the Muskoka Room where you can enjoy a glass of vino as boathouse lights begin to illuminate the lake.

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.Β  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.Β Β Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
