Various Muskoka stone pathways lead to the water, including direct walkout access from each lower bedroom to the lakeside. Wade into the water where you will find a hard packed sand beach, or use the steps with handrails for a smoother entrance. You will find deep water off the end of the dock, perfect for diving and swimming back to the ladder. Bask in the all-day-sun on any of the 5 chaise loungers or enjoy a snack and cool drink on the large picnic table beneath an umbrella. Escape the midday heat beneath a covered area that offers a sectional sofa, 2 club chairs, table and outdoor carpet. Enjoy the upper deck of the boathouse which is equipped with 2 additional loungers, a large sectional and coffee table over looking the bay. Boasts high-end, built-in panelled appliances in a chefs dream kitchen! Included are a WOLFE gas range & oven, built in microwave, bar fridge and separate servery! Stone counter tops adorn the kitchen and an island with second sink is centred in the middle with two bar stools.

GREAT ROOM
Boasts a towering two-storey granite, wood-burning fireplace with a 55" mounted TV above, beneath exposed beams and wood lined ceilings. Across, a large sectional cream sofa is deep and comfy, decorated with down wrapped pillows for added luxury! Two swivel chairs over-look the lake through floor-to-ceiling windows or can become part of the conversation area surrounding a stone coffee table.
MUSKOKA ROOM
Features wood-lined vaulted ceilings, a great sectional couch, two chairs surrounding a coffee table atop stunning hardwood floors. Also featured here is a games table with four comfy chairs. All of the windows can be opened to let the lake breeze come in, but remained screened from bugs. There is a large ceiling fan, and space heater if needed for cool nights. There are doors that lead outside to the deck and down to the waterfront.

REC ROOM
Features a 55” flatscreen TV and an oversized sofa to fit an entire brood! This sofa is so large, you almost have to crawl in and roll to get out!
The Rec Room is a desired place to hang out for all ages. Also featured is a small table and four chairs ideal for gaming or working from home. As well, a wet bar area features a dishwasher, full size refrigerator and two bar stools!
BOATHOUSE
Inside the Lower Boathouse there are 2 boat slips (both occupied), freshly painted modern white walls, an outdoor pool table, dart board, wet bar with stone counter tops/sink with Bar Fridge. There is a 3rd (available) covered boat slip plus docking for boating guests on either side. There is a large covered area with sectional couch and coffee table and two club chairs. This is a great dockside conversation area. A few steps away is the lakeside built-in granite fire pit with 10 Muskoka chairs for evening marshmallow roasts.
The Upper Boathouse features post and beam vaulted wood-lined ceilings, a kitchenette with bar fridge/freezer, dishwasher and island with 3 bar stools. There is a comfy pull out Queen sofa plus 2 swivel chairs surrounding a coffee table. Air conditioning units can be found in both the bedroom and living area!
OUTDOOR EXERCISE STUDIO
This newly built gazebo houses a high-end treadmill, recumbent bicycle, free weights, stationary weight gym with bench surrounded by a mirrored wall with ballet bar! The building has walls of motorized screens, lights and fan. There is also a TV and abundant wifi signal to screen mirror all your online fitness classes.

Cancellation Policy
Cancellation Policy by Agency -
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services - Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
