My Little Heaven cottage is located between Minett and the town of Rosseau. This cottage is off of Maplehurst Road on Little Morgan Bay Road.

PROPERTY

The property surrounding Little Morgan Bay is a begins with a large gravel driveway for easy guest parking. Nearest to the cottage is a lightly-coloured brick patio and sitting area with an outdoor gas firepit with seating for ten. Over looking the water are four Muskoka chairs for a comfortable vantage point for taking in the unbeatable view. A set of wooden steps leads guests down about 80 steps to a private, newly-built dock right at the waters edge. New in 2017 to the dock is an electronic boat lift to lift boats from the water while not in use!

INTERIOR

The interior of Little Morgan Bay can really be defined by it's dark hardwood floors, ample natural light and spacious, luxurious kitchen. With a focus on simple, traditional charm this cottage brings a real sense of modern Muskoka to the forefront. It combines thoughtful classically inspired design with a really modern well loved feel.

MAIN FLOOR

The main floor features an open concept design creating a natural flow between the great room, dining area and kitchen. The great room, with it's entire exterior wall comprised of windows and stone fire place adjacent to a flat screen TV is a perfect place to relax and unwind on a rainy day. The nearby kitchen matches its hardwood floors with similarly-coloured wooden cabinets. There is seating for six in the main floor dining area, nestled between the kitchen and great room. The main floor also comes equipped with a powder room and onsite laundry for the convenience of guests. An office space is also present, furnished with a desk and comfortable couch which pulls out to a double bed and a TV.


UPPER FLOOR

Upstairs at Little Morgan Bay, guests can take advantage of three queen bedrooms as well as two washrooms. Thoughtfully decorated for a home-like experience and joined by more beautiful hardwood.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement 150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
