AREA
Launching from Foot’s Bay Marina, Nepenthe is located on the southern tip of Cameron Island, only a 7-minute boat ride from the marina, on the east side of Lake Joseph. Nepenthe offers great proximity to popular spots in the area, including Rocky Crest Golf Resort, Mactier and Port Sandfield, all within a 15-minute boat ride.

PROPERTY
NEPENTHE is situated among the trees on a beautiful Muskoka landscape, providing a very peaceful, private and serene atmosphere. Perched atop a gently sloping exposed granite point on a large 21 acre plot of land, Nepenthe offers 270-degree views, perfect for watching the sun rise and set. With over 1600 feet of continuous frontage this Cameron Island cottage has incredible privacy. The Primary bedroom suite boasts a beautiful balcony for taking in the breathtaking scenery. There is a walking path all around the property to keep you active and in-touch with nature. The rocky landscape lowers you down towards the fire pit, great for roasting marshmallows or warming up while taking in the view on the 4 neighbouring Muskoka chairs. An L-shaped dock, dubbed “The Friday Night Dock” is located close to the main cottage and is primarily used for loading and unloading groceries and belongings from the boat. The boathouse dock comes equipped with an oak diving board for leaping into the deep water as well as a carpeted log roll, great for testing your balance and agility. The 2-interior boat slip boathouse and third covered slip has electric garage doors and is furnished with 6 lounge chairs, 4 chaise lounges and umbrellas. The two bed bunkie sits right by the boathouse and is labelled as the "greatest place to sleep on the island". A small rock with two Muskoka chairs surfaces about 10 meters off the dock, ideal for taking a mid-swim breather. A newly built gym building situated adjacent to the boathouse and sauna has a woodway treadmill, exercise bike, free weights and yoga mats. A rowing machine and heavy ropes are on the dock. A third dock sits on the southwest side of the property and has a small beach with a shallow-sandy walk-in perfect for young children, 6 Adirondack chairs, as well as a floating dock which you can swim to. Both the docks and boathouse offer plenty of seating, allowing you to take in the quiet bay and its spectacular views. A 6-person sauna is independently placed adjacent to the boathouse and has a tree swing right out front. A treehouse rounds out the property and is furnished with a pine table and chairs for artwork, as well as a 2nd floor futon for kids camping out. Leslie Island is an additional 1/2 acre private island close to the cottage and is a wonderful place to kayak to and potentially even pitch a tent for the night!

Off the Great Room to the east is an additional Muskoka Room, also known as the entertainment room, that comes with a flat screen TV, a great selection of DVD’s and comfortable furniture that can double as sleeping quarters for 2.

The main floor of the boathouse a third exterior slip fridge/freezer, washer/dryer, 2-interior boat slips, 6 lounge chairs, 4 chaise lounges and umbrellas. The upper level includes living accommodations, ceiling fans in the bedroom and main room as well as a kitchenette with a bar fridge and toaster oven.

This cottage is equipped with Starlink WIFI, and a Propane fuelled generator (for the cottage, boathouse, sauna & bunkie)
The boathouse/bunkie is not equipped with air conditioning
All properties are outfitted with Jayne's 5-Star Quality White Linens, BBQ, Unlimited Internet/WIFI, Smart Tv(s), Laundry Facilities, Dishwasher, Drip Coffee Maker, Vacuum and Cleaning Supplies.

Cancellation Policy

If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
If you need to cancel your reservation, we will make every effort to re-rent the property for the full duration of your original booking:

If the property is fully re-rented, you will receive a full refund. If the property is partially re-rented or rebooked at a lower rate, you will receive a refund equal to the amount recovered. If the property is not re-rented, refunds are only issued if you cancel at least 90 days prior to the scheduled arrival date.

All cancellations must be submitted in writing.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
