PROPERTY
ON G'BAY is located on the beautiful wide open Georgian Bay. When you enter the house and walk up the main floor stay you will be struck by the floor-to-ceiling windows overlooking the most beautiful bluish-green waters of Georgian Bay. Guests can enjoy the 150ft of waterfront that offers shallow waters up to your knee for about 15ft before it gets deeper and a small sandy beach area that's great for kids. This sun-filled property also has the option for some shade with a covered balcony. Relax here or soak in the Hot Tub overlooking the water. While some guests might be enjoying all that the waterfront has to offer, others might want to play soccer on the huge lawn, throw the football, set up a game of crochet or play basketball on the front driveway. As the day comes to a close you won't want to miss the spectacular sunsets around the bonfire roasting marshmallows.
INTERIOR
This newly built and tastefully furnished chalet/cottage is 3 stories. It's 4 bedrooms and 3.5 bathroom is the perfect oasis for a family big or small. The spacious main floor Great Room with gas fireplace and a 75" wall-mounted smart TV has an open-concept floor plan. A chef's kitchen, dining room and a modern yet cozy living room with spectacular views.
MAIN LEVEL (Upstairs)
The main level of the home has cathedral ceilings, beautiful dark wood floors, and is beautifully decorated with a warm minimalist Scandinavian decor featuring grand floor-to-ceiling windows overlooking the lake. Sliding glass doors lead onto the deck that spans the width of the house, offering unobstructed views of the whole waterfront through glass railings. The Great Room with its open concept kitchen, dining room and living room is a wonderful gathering spot to watch the sunset while enjoying a meal, playing board games, or cozying up to watch a movie by the fireplace. The dining area also located on the upper level, features a beautiful custom ash wood dining table that seats 10. The incredible kitchen is a chef’s delight with its clean black and white palette. It includes a bar sink, a bar fridge, stainless steel appliances, matte black hardware, black faucets and a double sink. The large kitchen island has seating for 5 to eat or gather over a glass of wine. This floor is reserved for the Master bedroom suite only with floor-to-ceiling windows overlooking the water and a beautiful King sized Restoration Hardware canopy bed and Kelly Wearstler lighting. Should you wish to retreat from the common area and watch TV in bed there is 50” wall mounted tv.. Waking up to the beautiful sunrise couldn’t be more enjoyable in this master suite. The very large en-suite bathroom features his and her sinks, a rain shower, a lovely soaker tub and a walk-in closet. Also on the main floor is a powder room for guests and a spacious laundry room with a sink, lots of cupboard and counter space, plus washer and dryer. From the Great Room is a staircase that leads up to the carpeted third story loft that serves as an extra entertainment area with a ping pong table. This area overlooks the main floor and offers wonderful views of the waterfront. This relaxing space can be whatever you need it to be.
LOWER LEVEL (street level)
On the lower level of the house, where you enter the home are the remaining three bedrooms, two bathrooms, two garages, a coat cupboard and an additional refrigerator and freezer. The gorgeous 9ft wood front door, welcomes you into a bright and warm front hallway with benches and Muuto wall hooks, that almost look like installation art. This main floor of bedrooms is a large family's delight. Guests can have their choice of either an incredible custom-built walled bunk room with 6 twin beds along one wall, each containing their own lights, and a cubby hole for storage along with outlets for charging. This room also has 55" wallmounted TV so you can kick back and relax. The third bedroom has a queen bed with a view of the water and an ensuite bathroom/shower. The fourth bedroom which also overlooks the water has twin beds and an ensuite bathroom/shower The two garages enter into a central main hall where you will find a coat closet along with a built-in second refrigerator and extra freezer. This area can be closed off with a lovely white sliding modern barn door. The driveway is paved with lots of rooms for cars as well as a designated basketball area.

Policies
Cancellation Policy
Cancellation Policy by Agency:
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.
If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy: 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
