INTERIOR
All of the island's buildings are an updated take on Old Muskoka design.  As David Gillett, the designer/builder says, "We envisioned the complete group of new buildings in the tradition of the grand old 'camps' of the Adriondacks and the cottage compounds that have dotted the Muskoka lakes for a century." Gillett took inspiration from the old buildings that would be replaced and designed a collection of buildings that celebrate the breezy solitude and quiet privacy of summertime island life with wide verandahs, detailed woodwork and cool shaded spaces.  
The classic Muskoka 7-bedroom cottage is nestled into the level landscape and is encompassed by lake views from every window, finished with a timeless elegant Muskoka style.  The cottage is only 25' on any side to the water's edge. The interior features marble counters, wood floors, two-storey Muskoka granite fireplace, marble counters, stainless appliances with Sub-Zero refrigerator and Wolf stove.  There is a large screened-in dining room that overlooks the beautiful views of Lake Joseph.  The cottage also includes an office and den to accommodate work, or further guests.
The large boathouse has 3 indoor slips and additional covered boat port, with living quarters above that include: 1 bedroom (queen bed); 3-piece bath; kitchen; dining area; living room; distributed SONOS audio system; and an outdoor billiards table.
The bunkie located in the second boathouse has been newly-rebuilt and has grandfathered proportions, with sleeping for 4.  

OUTDOOR
The Caribbean sand beach and crystal-clear Lake Joseph waters surround for the epitome of island privacy and relaxation. The beach is a perfect location for the kids, adults and pets to play and swim.
The grounds include a sports court, putting green and a 1-km (0.65 mile) long walking/running loop provide relentless vistas to stimulate your senses every step of the way.  Lots of delicious blueberries and raspberries in August for picking!
 We welcome guests with pets, and encourage your furry friends to take advantage of the wilderness in an off-leash setting.  With no roads or property lines to worry about, your pets will be able to enjoy their own vacation!

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
