Situated on the shore of picturesque Arthurlie Bay, Lake Rosseau, the southern-most end of Lake Rosseau and the town of Port Carling. You have the option to walk or boat into town! Close to all amenities including exclusive boutiques, artisan restaurants, bakeries, ice cream parlours and many Muskoka hot spots!
PROPERTY
ROSSEAU LAKE HOUSE consists of a three bedroom plus loft cottage and a boathouse with a ping pong table.
The cottage has a Queen Primary bedroom, 2 Single beds (which each convert into a King bed) plus a spiral staircase leading to a loft with a Double bed. Great Room with fireplace, dining table for 8 people and BBQ.
Waterfront has a shallow entry with sandy bottom into Lake Rosseau, which makes it ideal for kids, but drops off to 4-5' deep at the end of the dock. Property is located in a private setting on Arthurlie Bay, but still within walking distance to Port Carling.

Cancellation Policy
Cancellation Policy by Agency -
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services - Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.

"Superior Cottage"
A superior cottage on our favourite lake (Rosseau) on a particularly quiet bay. Comfortable bedrooms and excellent kitchen facilities. Nice dock for our boat with access to paddle board, kayaks & canoe. Excellent fire pit with lots of wood stocked. Gorgeous view and deck. Convenient location to Port Carling. We were very glad of the air conditioning on the hottest days.
"Impressed"
It was clear to us that the owners (we assume working in conjunction with Jayne’s Cottages) had given a lot of thought to the little extras that would make the cottage more appealing to renters. We were impressed that there was Apple TV for our use, unlimited wifi access and even newly purchased board games! The decor felt very cottage magazine like which made it feel more like staying in a hotel than feeling like you were using someone else’s home. The kitchen was exceptionally well equipped compared to other rental and time share properties we’ve used. We found everyone at Jayne’s Cottages to be very responsive and helpful during the renting process and then our cottage manager, Jessie, was very professional and responded to our texts/emails immediately with helpful answers. When the wifi went down because of a storm, Jessie followed up with the owners for us to help get it started up again. All in all, we had a wonderful 3 weeks and enjoyed the property very much.
"Excellent"
Jaynes cottages was excellent with our family upon arrival and throughout our stay. The flowers were a lovely touch upon arrival and the walk-through for questions and explanation was great. The cottage was extremely clean and inviting. We enjoyed our stay at this cottage very much!!
