This property is located on the north end of Lake Joseph, with a 5 minute drive to Rocky Crest Golf Club and conveniently located near Highway 400 access. A 20 minute drive takes you to the town of Rosseau with its quaint shops, Crossroads Restaurant and the Rosseau market! Parry Sound is a mere 15 minutes away for more amenities and activities. Bring your boat and enjoy miles of boating, amazing fishing and water sports from this excellent locale on Lake Joe.

PROPERTY
STERLING POINT has been enjoyed by generations of the same family for nearly 100 years. It sits at the end of a very quiet, private road. The circular drive makes for easy in and out access. With parking for up to six cars there is plenty of space for you and your extended family or friends. As you make your way to the main house, you can't help but get distracted by the incredible view of Lake Joseph. At the side of the main house is a stone terrace with a sitting area and an umbrella to protect from too much sun. A dining table and benches allow for easy outdoor dining on a beautiful day. This property sits high up from the waters edge providing a panoramic view and plenty of breezes off the lake. This area up top is flat and level. Enjoy star gazing and roasting marshmallows with the kids around the fire pit in the evenings. To the other side of the main house and parking area are two guest houses/bunkies, both very private and a good distance from the main house if you are entertaining guests, extended family or for the kids to have their own space. Take the stone steps or inclinator down to the new boathouse and expansive dock. Here you will find a comfortable sitting area with beautiful new outdoor furniture to enjoy your days down at the water. There is a shallower rocky walk in or deep water diving off the dock. If you love to swim, you will enjoy these crystal clear waters!

This property was the filming location for the main character, Elliott's home in the 2024 coming-of-age comedy/drama My Old Ass.

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
