This gorgeous, sprawling cottage on the shores of Lake Joseph is designed for all to enjoy as a relaxing retreat, a 5-bedroom main cottage and 1-bedroom boathouse with spacious multi-level decks and southwestern exposure!

This cottage is easily accessed and ideally located in Hamer Bay, on the north end of Lake Joseph. The towns of Rosseau and MacTier are a mere 15 minutes away; 5 minutes to Rocky Crest Golf Resort and a 25-minute drive to Parry Sound, Port Carling and Lake Joe Golf Club.

PROPERTY
SUN KISSED BAY is a newly-built, traditional-meets-modern cottage on the shores of Lake Joseph, and is designed for all to enjoy as a relaxing retreat. This property features a private one bedroom, two-slip boathouse with multi-level docks, in addition to the five-bedroom main cottage with Southwestern exposure on the dock and veranda resulting in direct sunlight almost the entire day. The Muskoka room off the main cottage is tastefully furnished with outdoor lounge furniture and dining for 6 to enjoy the exquisite sunsets on Lake Joseph. Follow the beautifully landscaped gardens and stone stairway down to the water's edge, where guests will find a spacious 1000 sq. ft swim dock and boathouse. There is a fairly long set of stairs to get to the dock, but since there is a boathouse, you can eat lunch and have all the comforts needed down at the dock for the day!

Outstanding views, the large frontage provided privacy with no visual neighbours and a big swimming area without boat traffic concerns, a great kitchen, big screen porch, the great room was dramatic with it’s high ceilings and yet still cozy, furniture throughout was fashionable but still very comfortable, master suite had a great bed and views, the guest bedrooms each were very private because of the clever architecture, the boathouse guest space was as cute as can be. John Elder was very attentive and helpful throughout.

Policies

Cancellation Policy

Cancellation Policy:
If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
