This cottage is easily accessed and ideally located in Hamer Bay, on the north end of Lake Joseph. The towns of Rosseau and MacTier are a mere 15 minutes away; 5 minutes to Rocky Crest Golf Resort and a 25-minute drive to Parry Sound, Port Carling and Lake Joe Golf Club.

This newly-built, traditional-meets-modern cottage on the shores of Lake Joseph is designed for all to enjoy as a relaxing retreat. This property features a private one bedroom, two-slip boathouse with multi-level docks, in addition to the five-bedroom main cottage with Southwestern exposure on the dock and veranda resulting in direct sunlight almost the entire day. 

Follow the beautifully landscaped gardens and stone stairwell down to the water's edge, where guests will find a spacious 1000 sq. ft swim dock and boathouse. The Muskoka room off the main cottage is tastefully furnished with outdoor lounge furniture and dining for 6 to enjoy the exquisite sunsets on Lake Joseph.

INTERIOR

MAIN FLOOR

You are greeted with a double vaulted wooden ceiling, framed with floor to ceiling windows and a grand stone wood burning fireplace that acts as the room's focal point. The sprawling lounge seating is the perfect refuge, while the adjacent open concept kitchen is a chef's dream. Equipped with a Subzero fridge and professional gas range oven, this sun-drenched kitchen is the ideal space for entertaining. Bar stools frame one side of the room, while the main island is the showpiece. Marble countertops, double sinks, Bosch dishwasher and a private prep kitchen off the side with a Frigidaire professional freezer/fridge, offer this cottage ample storage.  A Dining room for 12 guests sits just off the kitchen, and is connected to the Muskoka room that also has dining for 6, and a lounge area as well. 

The Master bedroom is a private wing off the main living space, where you pass the home office that boasts a TV on the way. The Master ensuite is a spacious 5-pc bathroom, with a freestanding bathtub and double sink vanity and private shower.

UPPER LEVELS

Two privately accessed wings host bedrooms, off the right and left of the main floor's living room. A Queen bedroom and a bedroom that hosts a Double bed and one single bed share a bathroom.  The other wing has a Queen bedroom with a 3-pc ensuite.

LOWER LEVEL

You are greeted with a bright lounge and games room that hosts a professional pool table and two seating areas with a large TV and wood burning fireplace.  There is also a separate fully-equipped gym with great views to the outdoors. The bedroom just down the hall is a Queen bed with a 4-pc ensuite, that also has private access to the outdoor patio.

BOATHOUSE

Follow the winding stone stairwell to multi-tiered docks, where this 2-slip boathouse offers a private bedroom that opens up onto a sitting area with TV and a bar area overlooking the lake. End your sun-filled day with outdoor dining and evening sunsets, and during the day enjoy the loungers on the expansive lower dock.

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
