Great hiking can be found at Rosseau Falls and the Hatchery trail. Windermere is just a 15 minute drive away, where you will find golf, a marina, tennis courts and other dining options. PROPERTY
THE DIRECTOR'S CUT - With breathtaking views from every angle, The Director's Cut sits high on the rocky cliff of Lake Rosseau at the end of Skeleton Bay. This private perch overlooks the bay and Belle Island, but not to worry, there is an inclinator to take you up and down from the boathouse. The cottage has incredible outdoor decks on both the upper and lower level. The lower level decks has access to an incredible games and bar room on the lower level of the cottage and a hot tub. A quick trip down to the water and boathouse where you can enjoy deep waters and great sunrises from the east exposure. The outdoor seating area of the boathouse has a fantastic living room area and dining for 12 is unique large round table.

The linens and turnover fee is $1,500.00 per rental

Policies

Cancellation Policy

If the Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
If you need to cancel your reservation, we will make every effort to re-rent the property for the full duration of your original booking:

If the property is fully re-rented, you will receive a full refund. If the property is partially re-rented or rebooked at a lower rate, you will receive a refund equal to the amount recovered. If the property is not re-rented, refunds are only issued if you cancel at least 90 days prior to the scheduled arrival date.

All cancellations must be submitted in writing.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Payment Fees:
Credit Card - If you are paying with credit card, the service fee for AMEX is 3.8% and Mastercard/VISA is 3%.
Wire - If you are paying via wire transfer, the service fee is $17 per wire.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
