This cottage is in a super accessible area of Muskoka. A 5 minute drive to Port Carling for your choice in dining and shopping. 20 minutes to Bracebridge and Santa's Village. Golf enthusiasts can enjoy a choice of multiple golf courses within a 15 minute drive. A short boat ride to the locks in Port Carling for all day boating on the Big 3!
PROPERTY
TUXEDO IN THE WOODS - You will immediately start to relax as you arrive at this easily accessible paradise surrounded by trees. The lake facing deck boasts glass railings, dining table and chairs for outdoor dining, and Muskoka chairs to sit back and enjoy the Lake Muskoka view. Gradually make your way down the property to an 8 person brand new hot tub and firepit with 10 Muskoka chairs for enjoying a night of Smores and star gazing. Follow the stone steps further down to the boathouse where you will find a small shallow sandy walk in to the left of the boat house with expansive dock. Enjoy the lower level boathouse entertainment area with sectional seating, tv and wet bar or, make your way on up the boathouse steps to the upper living quarters with glass railings and a jump gate for deep water jumping off the dock.

Upon entering this cottage you will be greeted by the open concept Great Room with it's floor to ceiling stone, gas fireplace with tv above, wall of windows for a fantastic view of the lake and walkout to deck. The double hung windows in the Great and Dining rooms will make you feel like you are sitting outside.

Rec room with cozy seating area with sectional sofa, stone, wood burning fireplace, projection screen, ping pong table, gym and laundry.
BOATHOUSE
Lower level boathouse has indoor seating, wet bar, tv and one boat slip. Enjoy the open concept upper level with Kitchenette, seating, and sleeping area. Walk out to deck with glass railings and jump gate.

Cancellation Policy
Cancellation Policy by Agency -
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.
Cancellation Policy by Guest -
Guest may cancel the agreement before150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.
Cancellation Policy on Concierge Services - Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.
Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking. If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.
Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.

"A Perfect Retreat Amid Nature's Beauty"

Our stay at Tuxedo in the Woods Cottage was an unforgettable experience, and we couldn't have asked for a more picturesque and relaxing retreat. From the moment we arrived, we were captivated by the gorgeous cottage and its enchanting surroundings. This review highlights the aspects that made our stay truly exceptional.
The cottage itself was a sight to behold, nestled amidst lush greenery and tall trees. Its rustic charm blended seamlessly with modern amenities, creating a cozy and inviting atmosphere. The fabulous decor inside the cottage added a touch of sophistication while maintaining a warm and welcoming ambiance. Every room was thoughtfully designed, showcasing a perfect balance of style and comfort.
The high-end appliances in the kitchen were a delightful surprise, making meal preparation a breeze. Whether we were whipping up a quick breakfast or preparing a gourmet dinner, the well-equipped kitchen catered to all our culinary needs. It was a joy to cook in such a lovely and efficient space.
The location of the cottage was simply superb. Situated in the heart of nature, we were treated to breathtaking views every morning. The tranquility of the surrounding woods provided an ideal setting for relaxation and reflection. Additionally, being close to hiking trails and other outdoor activities allowed us to fully immerse ourselves in the beauty of the wilderness.
Another highlight of our stay was the friendly neighbors. They greeted us with warmth and made us feel right at home. Their helpful tips and recommendations enhanced our experience and made us feel like part of the community.
While the cottage's proximity to a busy waterway was an exciting feature, it did come with a minor downside. The water noise from the wake created by passing boats within the boat house occasionally proved to be a little distracting, especially during peaceful evenings. However, this didn't overshadow the overall positive experience we had during our stay.
We thoroughly enjoyed our time at Tuxedo in the Woods Cottage and would undoubtedly return to relish its unique charm and serenity.
