AREA
Located on Lake Rosseau, Burleigh Wood is located on the opposite side of the Lake from Muskoka Woods Camp on a sheltered Bay convenient to markets and nearby golf, shopping and dining. It is only 10 minutes by car or boat to the town of Rosseau, 25 minutes to Port Carling, and is 2hrs 30 minutes from Toronto.

PROPERTY
BURLEIGH WOOD - Nestled amongst the tall pines on 2.5 acres, privacy and an appreciation for the natural landscape are foremost at Burleigh Wood. There is year-round maintained car access conveniently available to the front entrance. The main level of Burleigh Wood affords three independent walk-out deck options, each protected with a glass railing offering unhindered waterside views. The main entrance includes a spacious side deck space with 4 Muskoka chairs surrounding a gas firepit. The central deck is accessed from the kitchen and includes a dining space, as well as the barbeque and a dining table for 6. A private deck is also accessible via the master bedroom and includes a sectional seating area covered by a large umbrella and stair access which links to a walkway towards the dock. Walkways with steel handrails and multiple landings connect to all of the walkouts at Burleigh Wood with 60 steps to at least 200' of Lake frontage with a shallow and sandy entry. Relaxing dockside is easy with a high-top table with 4 chairs, 2 chaise lounges, 4 Muskoka chairs, a large umbrella perfect for enjoying a drink while watching the sun or the sunset. There is boat dockage available.

GREAT ROOM
The octagonal Burleigh Wood is a custom designed British Columbia cedar log home and includes a spacious and well-appointed open-concept main level with vaulted ceilings which converge at the chimney above the wood-burning stone fireplace. Half of the main level is dedicated to the Great Room with end-to-end windows and sliding doors which provide waterside views and same-level access from the kitchen to the barbeque on the rear deck. Also included in the living room area are 1 loveseat, 1 sofa, and 2 chairs around the hearth, a games table with seating for 4, and TV with satellite.

KITCHEN
The kitchen features a large island with double sink, and includes all granite counter-tops, and stainless steel appliances including refrigerator, ceramic cook-top dual oven, dishwasher and microwave.
DINING ROOM
Open concept dining space with seating for 8.
LOWER LEVEL REC ROOM
Accessed via a handsome wrought-iron custom spiral staircase, where there is a pool table, Satellite-TV and two conversation areas.
MUSKOKA ROOM
Accessible from the lower level rec-room with walk-out access, this three-season room includes a loveseat, two club chairs, and a dining table with seating for 4.

Policies

Cancellation Policy

Cancellation Policy by Agency:
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.

Shelley did a great job checking us in and out. This was our favorite cottage thus far. Perfect location on north Rosseau (great for swimming - no boat traffic) and stable, large dock with ideal sun exposure (all day). Very "cottagy" but still super comfortable. We loved the multiple seating vignettes and the views - like a tree house with a great lake vista. The pool table was also a great addition, especially during the pre-dinner hour. The cottage was extremely clean and well cared for. It's a special place.
