AREA

Foreman's Finest cottage is facing southeast on the north end of Lake Muskoka. Ideally located, 5 minutes to Port Carling, 10 min to Bala.

PROPERTY

A very private location, beautifully-landscaped yet there is a natural Muskoka environment feel. With dramatic rock outcroppings, towering trees, a shoreline that has sand pockets and a Canadian shield sloping granite rock into the shore.

Large gracious classic cottage with top quality finishes and details.

2 slip boathouse with living accommodations, a third external slip, deep water and shallow beach area.

INTERIOR

This custom build has a 25 x 19 great room with large wood burning fireplace, large seating area including comfortable window seat and dining room table to seat 12.

Kitchen contains commercial Ultraline side-by-side full fridge/freezer and 6 burner stove. Two main floor bedrooms. The master wing is on one side of the house from the Great Room, King Bedroom with sink and bathroom with double sinks, shower and claw tub.

To the other side of the great room is the Queen bedroom, main floor bath with shower, reading room, screened-in patio with BBQ. Extending from the lakeside of the Great Room is the white-washed Muskoka Room screened in porch with rattan chairs for shaded lakeside viewing. The Reading Room and Muskoka Room are also adjacent to the log paneled Games Room with billiards, poker games table and more seating.

The upper level consists of 3 other bedrooms, a Queen bedroom and 2 bedrooms with a Queen and single bed.  There is also a large bathroom with 2 sinks and glassed in shower. Lower level consists of nursery bedroom and wine cellar. There are also two extra beds over the garage; one Queen sofa bed and one King bed.

BOATHOUSE

Main floor of boathouse has 2 slips available, 6 outdoor stools against boathouse open bar area, indoor kitchen with drink fridge, Keurig coffee maker, sink and dishwasher and bathroom with shower.

Upper boathouse has a big seating area with compact kitchen (sink, fridge) with Murphy bed and futon with TV. Front walk-out deck overlooking the lake, Queen bedroom and 2-piece bathroom. New waterside wood burning sauna!

Cancellation Policy
Cancellation Policy by Agency - If the cottage is struck by disaster prior to the start date then the contract will be null and void and payments refunded.

Cancellation Policy by Guest -
Guest may cancel the agreement 150 days prior to the start of the rental period, the deposit will be returned less a fee of $2000 per week of reservation, if rental is under $20,000 per week. For rentals at $20,000 and over, the cancellation fee is $4000/week of rental. If the Guest cancels the agreement 61 to 149 days prior to the start of the rental all deposits will be forfeited. If the Guest cancels the agreement less than 60 days before the start of the rental agreement the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Deposit Policy
Deposit Policy - 50% of Rental Amount is due at time of booking, 25% if booked the calendar year prior to the rental and 25% on January 1 of the rental year. Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.
