Nestled in a deep bay on Lake Joseph far from the busy Muskoka boating paths, this serene location offers easy access to endless hours of boating on the “Big 3” Muskoka Lakes. Approximately 10 minutes away by boat to golf and restaurants at Rocky Crest. Further along are various restaurants such as the Sherwood Inn, The Lake Joe Club’s Water Edge /Golf course, the quaint town of Port Sandfield and the J.W.Marriott Resort. By car, both Rosseau and Minett are approximatley 15 minute away where you will find the local favourite restaurant Crossroads. Port Carling approx. 25 minutes away.

Winding granite steps take you to the guest house and lower granite deck area where you can enjoy the night sky around a fir pit close to the water. Granite steps lead to the boathouse and dock area where there is plenty of seating featuring a two slip boathouse, gentle sloping waterfront great for kids and deep water at the end of the dock. Enjoy the quiet, beautiful views that this location offers as well as the convenient proximity to the hub of Muskoka. This Modern Day Muskoka cottage offers the best of both worlds.

KITCHEN
The Spacious main kitchen offers a temperature controlled wine fridge, lux granite finishes , large island with seating for 4, new high-end appliances including a large drawer microwave, 6 burner gas range, bar fridge and large fridge/freezer combo. In addition, there are two other kitchenettes located in the basement and Guest Suite. Just off the kitchen are stunning bi-fold doors offering fresh air living options for both inside and out. These doors conveniently open onto the upper eating/ BBQ deck featuring a new large BBQ with smoker and cooktop options.
DINING ROOM
OUTDOOR- located on the upper deck is a teak eating table with seating for 12 just steps away from the kitchen through the large bifold glass doors
INDOOR- there is an open concept dining room with walnut dining table - seating for 8-10 as well as a casual dining /games table located in the guest suite with seating for 4. There are also other outdoor eating areas on both the lower decks and dock.

The lower level living area has a full size ping pong table, kitchenette, infrared sauna and floor to ceiling modern gas fireplace. Copy up around the fire with another comfortable seating area, large coffee /board game table and wall mounted TV. Floor to ceiling french doors open to the lower decks.

Includes a Peloton Bike with large 72" TV screen with AI Accessibility box, free weights and yoga equipment.
GUEST SUITE
This area has a separate entrance and is the perfect location for guests, nanny, older children, or couples to have privacy from the main house. Featuring a kitchenette with Miele Fridge/ freezer, a dining/games table with seating for 4 and 2 cozy lounge chairs to relax and take in the view. The bedroom has a queen bed and ensuite 3 piece bathroom.
BOATHOUSE
Boathouse boasts a shaded and covered seating area with outdoor couch and swivel chairs perfect for friends and family to gather on the water. In addition there is more dock seating for 6 and two full size covered boat slips for boat rental consideration.

The linen and turnover fee is $960 per rental
This cottage includes 14 hours of midweek housekeeping during peak season rentals

Boathouses, Bunkies and 3 Season Muskoka Rooms are not available from Thanksgiving-Victoria Day Weekend
Outdoor furniture is not out from Thanksgiving-Victoria Day Weekend
Water toys are not available Thanksgiving-Victoria Day due to safety concerns

Policies

Cancellation Policy

Cancellation Policy:
If the Cottage Property is for any reason not rentable prior to commencement of the Rental Period then the Guest Agreement will be null and void and all Advance Deposits will be refunded to the Guest’s credit card within 7 days of cancellation. No additional refund or damages will be paid to the Guest or Guests.

Cancellation Policy by Guest:
For rentals under $20,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $2,000/week of reservation. For rentals between $20,000/week and $40,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $4,000/week of reservation. For rentals over $60,000/week, a Guest may cancel the agreement 150 days or more prior to the start of the rental period and the deposit will be returned, less a fee of $6,000/week of reservation.

If the Guest cancels the agreement 61 to 149 days prior to the start of the rental, all deposits will be forfeited.
If the Guest cancels the agreement less than 60 days before the start of the rental agreement, the Guest is responsible for the full amount of the rent and is not entitled to any refund.

Cancellation Policy on Concierge Services: Full refund on deposits made 31 days or more prior to arrival. For cancellation of concierge service for arrivals less than 31 days away, all deposits will be forfeited.

Deposit Policy

Deposit Policy: 50% of Rental Amount is due at time of booking.  If your rental's arrival date is greater than 6 months from the booking date, the 25% is due upon booking and 25% is due 6 months prior to the commencement of the rental.  Balance of payment is due 60 days prior to arrival. Please note that there is a $250 penalty associated with late payment of the balance between 59-46 days prior to the commencement of the rental that will be charged to your credit card. At 45 days prior to the rental, Jayne's Cottages is entitled to treat the booking as cancelled as per below.

Security Deposit Policy:
Security Deposit: The Security Deposit is calculated as 40% of the peak season weekly rental rate for 1 week rentals and 25% of the total rental value if the reservation is longer than 2 weeks. If the rental period is not in the peak season, there is a minimum security deposit that will be applied.

Jayne's Cottages is entitled to treat the booking of any Guest as cancelled in the event that: a) the Guest gives written notification of cancellation; b) the Guest fails to pay the full deposit due or the balance of rent by the time specified above. In the event that the booking is so cancelled, Jayne's Cottages may re-book the property for the period concerned or for part of that period.

LAST MINUTE BOOKINGS
Bookings made within 24 hours of arrival will be charged an additional $1,000 Booking Fee.
Bookings made within 48 hours of arrival will be charged a $500 Booking Fee.
